01 What goes wrong

Why Google Ads campaigns for real estate often disappoint

The platform isn’t the problem. These four set-up gaps are.

Broad keywords, broad leads

“Flats in Pune” brings everyone. Tighter keyword themes and negatives bring qualified leads.

Optimising for form fills

Google finds people who fill forms. Imported site visits teach it to find people who come.

Performance Max left unchecked

Without exclusions and good signals, it drifts towards cheap, low-intent placements.

One landing page for everything

A 2 BHK search lands on a 4 BHK brochure. Pages per configuration fix it.

02 Campaign types

Which Google Ads campaigns real estate developers need, and when

Each campaign type has a job. A launch usually needs three of them, not all five.

Campaign typeUse it forWatch out for
Search campaignsBuyers searching a locality, configuration, project or developer nameBidding wars on generic city terms
Performance Max for real estateExtending reach once conversion data from the CRM is flowingJunk leads without brand exclusions, audience signals and offline conversions
Demand GenBrand awareness and interest among buyers who haven’t searched yetJudge on assisted visits, not direct leads
YouTube ads for real estate projectsWalkthroughs, launch films and amenity storiesNeeds good video; weak video wastes budget
RemarketingBringing back visitors who opened floor plans or price pagesFrequency caps, so returning buyers aren’t chased

03 Keywords

Real estate Google Ads keywords, written in the buyer's words

Real estate search ads work when keyword themes follow search intent. These are the themes Indian homebuyers search in.

ThemeExample searchesWhere the ad sends them
Configuration and locality2 BHK flats in Wakad, 3 BHK in Thane WestThe configuration page for that locality
Status and possessionready to move flats in Kharadi, possession next year HinjewadiA page that opens with the possession date and progress
Project and developer namethe project’s name, the developer’s nameThe project homepage with the RERA details
Budgetaffordable 2 BHK in Navi MumbaiA page showing what that budget buys, with carpet area
Amenity and lifestylegated community with clubhouse in Sarjapur RoadThe amenity and master-plan page
Commuteflats near Hinjewadi IT parkA page with real travel times

Example searches are illustrations of buyer phrasing, not keyword volumes. Each theme gets its own ad group, ads and negatives.

05 Process

How a Google Ads launch is built

Order matters: tracking before traffic, always.

  1. 01

    Audit or create the account

In your name, with access for your team.

  2. 02

    Tracking first

GA4, Google Tag Manager, conversion actions and the CRM import path tested.

  3. 03

    Keyword themes and negatives

Built from buyer language, competitors and the project’s configurations.

  4. 04

    Ads and pages

Ad copy, assets and landing pages per theme, each carrying RERA details.

  5. 05

    Launch on Search

Intent first, then remarketing, then Performance Max or Demand Gen once data flows.

  6. 06

    Optimise weekly

Bids, keywords, search terms and budget moved towards site visits and bookings.

06 Tools

What Google Ads connects to

Each link keeps the lead source intact from search to booking.

01

GA4

Site behaviour and conversion events.

02

Google Tag Manager

One container for every tag and event.

03

UTM parameters

Source, campaign and keyword on every click.

04

Your CRM

Sell.Do, LeadSquared or Salesforce, holding the stages that are imported back.

08 How it's measured

Judged on visits, not clicks

Google Ads are reported on cost per lead (CPL), cost per qualified lead, cost per site visit (CPSV: campaign cost divided by the site visits it produced) and cost per booking, by campaign and keyword theme. Click-through rate and cost per click are diagnostics, not goals.

11 Compliance

RERA rules on Google Ads and landing pages

Search ads are short, so the RERA details live in assets and on the landing page:

  1. No ads, including pre-launch, before the project is registered.
  2. The RERA registration number and authority website on the landing page and in image assets.
  3. In Maharashtra, a scannable QR code beside them.
  4. No returns, yields or appreciation promises in ad copy.

12 Choosing a partner

How to choose a real estate Google Ads agency

Ask to see the search terms report from a live account, with names removed. A good real estate Google Ads agency will show negatives being added every week and explain why.

Then ask how site visits get back into Google. If the answer isn’t offline conversion imports from your CRM, the account is optimising for form fills. Finally, check that the account is in your name and that you can see everything, including change history.

13 Next steps

After you get in touch

Three steps.

  1. 01

    Send the project details

And your account access if one exists, by form, phone or email.

  2. 02

    We get back to you

    To arrange a call.

  3. 03

    We review it together

The project, market, goals and current marketing, and whether Softex Media fits.

14 FAQ

Questions about Google Ads for real estate

Book a call

Which Google Ads campaign type works for real estate?

Search usually comes first, because it catches buyers already looking for a locality, configuration or project. Remarketing follows quickly. Performance Max and Demand Gen add reach once conversion data from the CRM is flowing; run without it, they tend to find cheap, low-intent leads.

How much should I budget for Google Ads in real estate?

Enough for your main keyword themes to run all day in the corridors that matter, which depends on competition and ticket size. Softex Media sizes a Google Ads budget after looking at search demand and competing launches, then grows or trims it weekly based on site visits.

How do I lower cost per lead in real estate Google Ads?

Lower cost per lead is easy and often harmful; lower cost per qualified lead is the real aim. Tighter keyword themes, weekly negatives, landing pages per configuration and offline conversion imports all help. Chasing cheap clicks on broad terms usually lowers CPL while visits fall.

How do I track Google Ads to site visits?

Tag every ad with UTM parameters, pass the source into your CRM through the landing page form, have the sales team mark visits in the CRM, then import those visits into Google Ads as offline conversions matched to the original click. Google then reports and optimises against visits.

What keywords should real estate Google Ads target?

Themes buyers actually search: configuration plus locality, ready-to-move and possession terms, project and developer names, budget phrases and commute phrases. Generic terms like “property in Pune” are broad and costly. Each theme gets its own ad group, ads, negatives and landing page.

What is Performance Max?

Performance Max is a Google Ads campaign type that runs across Search, YouTube, Display, Discover, Gmail and Maps from one set of assets and signals. For real estate it works only with strong conversion data, ideally visits and bookings from the CRM, plus brand exclusions to stop it taking credit for searches you’d win anyway.

Should real estate Google Ads bid on competitor project names?

It can work, but it needs care. Ads must not imply they are the competitor’s project, and the landing page must make a fair, clear case. Softex Media tests competitor terms in a separate, small campaign and keeps it only if it produces visits at a reasonable cost.

How long does Google Ads take to optimise for a real estate project?

Search campaigns produce data from the first days. Automated bidding and Performance Max need a learning period with enough conversions before they settle, which is why offline conversion imports are set up before launch. Softex Media reviews search terms and budget weekly from the start.

Are call ads useful for real estate Google Ads?

Yes, for buyers who prefer to call. Call assets and call-only ads put the number in the ad; calls are tracked as conversions, and qualified calls are logged in the CRM like any other lead. The phone line needs to be answered, or the budget is wasted.

How do Google Ads differ from portal listings?

Portal listings put your project among many others in a portal’s search results, and the same lead may go to several builders. Google Ads put your project in front of buyers searching on Google, send them to your own pages, and produce leads that are yours alone.

Is Google Ads or Meta ads better for real estate?

Neither on its own. Google Ads capture intent from buyers who are already searching. Meta ads create interest among buyers who haven’t searched yet, and remarketing on both brings them back. Most projects need both, and the right split comes from weekly site-visit data rather than a fixed rule.

Do you manage Google Ads for brokers and channel partners too?

Yes, for real estate businesses of any kind, including brokerages and channel partners marketing a developer’s project. Partner campaigns use approved creative and RERA details, and are planned so they don’t bid against the developer’s own campaigns on the same project name, which would only raise the cost for both.

Google Ads spending well but not filling the site-visit calendar?

Tell us about the project and the account. We'll get back to you to set up a call.
