07 Lead generation
Mumbai enquiries arrive from portals, partners and ads all at once. Lead qualification sorts them before your sales team spends a weekend calling numbers that were never going to visit.
An enquiry is a request for attention, not a buyer. The first minutes decide whether it becomes a conversation, so the flow is built before the first ad runs.
Qualification criteria are agreed with your sales head before launch, because “qualified” differs between an entry-level apartment and a villa plot. A lead is usually qualified when budget fits the inventory, the location suits, the configuration is on offer, and the buyer expects to decide within a window the sales team can work with.
A lead that never answers the phone still counts in a cost-per-lead report. It does not count as a qualified lead, and it never counts as a visit.

A CRM that holds the truth is only half the job. A project that needs registration can’t be advertised until it is registered, and that includes pre-launch, soft-launch and EOI drives. Once registered, every ad shows the registration number and the MahaRERA website address, with a scannable QR code beside them.
