Broad keywords, broad leads
“Flats in Pune” brings everyone. Tighter keyword themes and negatives bring qualified leads.
● Google Ads
On Google, the buyer writes your brief. Read it.
Softex Media runs Google Ads for real estate developers and the wider real estate trade: Search, Performance Max, Demand Gen and YouTube built on the words buyers type, with CRM site visits and bookings sent back so Google learns who buys.
01 What goes wrong
The platform isn’t the problem. These four set-up gaps are.
“Flats in Pune” brings everyone. Tighter keyword themes and negatives bring qualified leads.
Google finds people who fill forms. Imported site visits teach it to find people who come.
Without exclusions and good signals, it drifts towards cheap, low-intent placements.
A 2 BHK search lands on a 4 BHK brochure. Pages per configuration fix it.
02 Campaign types
Each campaign type has a job. A launch usually needs three of them, not all five.
| Campaign type | Use it for | Watch out for |
|---|---|---|
| Search campaigns | Buyers searching a locality, configuration, project or developer name | Bidding wars on generic city terms |
| Performance Max for real estate | Extending reach once conversion data from the CRM is flowing | Junk leads without brand exclusions, audience signals and offline conversions |
| Demand Gen | Brand awareness and interest among buyers who haven’t searched yet | Judge on assisted visits, not direct leads |
| YouTube ads for real estate projects | Walkthroughs, launch films and amenity stories | Needs good video; weak video wastes budget |
| Remarketing | Bringing back visitors who opened floor plans or price pages | Frequency caps, so returning buyers aren’t chased |
03 Keywords
Real estate search ads work when keyword themes follow search intent. These are the themes Indian homebuyers search in.
| Theme | Example searches | Where the ad sends them |
|---|---|---|
| Configuration and locality | 2 BHK flats in Wakad, 3 BHK in Thane West | The configuration page for that locality |
| Status and possession | ready to move flats in Kharadi, possession next year Hinjewadi | A page that opens with the possession date and progress |
| Project and developer name | the project’s name, the developer’s name | The project homepage with the RERA details |
| Budget | affordable 2 BHK in Navi Mumbai | A page showing what that budget buys, with carpet area |
| Amenity and lifestyle | gated community with clubhouse in Sarjapur Road | The amenity and master-plan page |
| Commute | flats near Hinjewadi IT park | A page with real travel times |
Example searches are illustrations of buyer phrasing, not keyword volumes. Each theme gets its own ad group, ads and negatives.

08 How it's measured
Google Ads are reported on cost per lead (CPL), cost per qualified lead, cost per site visit (CPSV: campaign cost divided by the site visits it produced) and cost per booking, by campaign and keyword theme. Click-through rate and cost per click are diagnostics, not goals.
09 Pune and Mumbai
Same account structure, different search behaviour.
10 Project types
The search terms change with the product.
11 Compliance
Search ads are short, so the RERA details live in assets and on the landing page:
12 Choosing a partner
Ask to see the search terms report from a live account, with names removed. A good real estate Google Ads agency will show negatives being added every week and explain why.
Then ask how site visits get back into Google. If the answer isn’t offline conversion imports from your CRM, the account is optimising for form fills. Finally, check that the account is in your name and that you can see everything, including change history.
14 FAQ
Search usually comes first, because it catches buyers already looking for a locality, configuration or project. Remarketing follows quickly. Performance Max and Demand Gen add reach once conversion data from the CRM is flowing; run without it, they tend to find cheap, low-intent leads.
Enough for your main keyword themes to run all day in the corridors that matter, which depends on competition and ticket size. Softex Media sizes a Google Ads budget after looking at search demand and competing launches, then grows or trims it weekly based on site visits.
Lower cost per lead is easy and often harmful; lower cost per qualified lead is the real aim. Tighter keyword themes, weekly negatives, landing pages per configuration and offline conversion imports all help. Chasing cheap clicks on broad terms usually lowers CPL while visits fall.
Tag every ad with UTM parameters, pass the source into your CRM through the landing page form, have the sales team mark visits in the CRM, then import those visits into Google Ads as offline conversions matched to the original click. Google then reports and optimises against visits.
Themes buyers actually search: configuration plus locality, ready-to-move and possession terms, project and developer names, budget phrases and commute phrases. Generic terms like “property in Pune” are broad and costly. Each theme gets its own ad group, ads, negatives and landing page.
Performance Max is a Google Ads campaign type that runs across Search, YouTube, Display, Discover, Gmail and Maps from one set of assets and signals. For real estate it works only with strong conversion data, ideally visits and bookings from the CRM, plus brand exclusions to stop it taking credit for searches you’d win anyway.
It can work, but it needs care. Ads must not imply they are the competitor’s project, and the landing page must make a fair, clear case. Softex Media tests competitor terms in a separate, small campaign and keeps it only if it produces visits at a reasonable cost.
Search campaigns produce data from the first days. Automated bidding and Performance Max need a learning period with enough conversions before they settle, which is why offline conversion imports are set up before launch. Softex Media reviews search terms and budget weekly from the start.
Yes, for buyers who prefer to call. Call assets and call-only ads put the number in the ad; calls are tracked as conversions, and qualified calls are logged in the CRM like any other lead. The phone line needs to be answered, or the budget is wasted.
Portal listings put your project among many others in a portal’s search results, and the same lead may go to several builders. Google Ads put your project in front of buyers searching on Google, send them to your own pages, and produce leads that are yours alone.
Neither on its own. Google Ads capture intent from buyers who are already searching. Meta ads create interest among buyers who haven’t searched yet, and remarketing on both brings them back. Most projects need both, and the right split comes from weekly site-visit data rather than a fixed rule.
Yes, for real estate businesses of any kind, including brokerages and channel partners marketing a developer’s project. Partner campaigns use approved creative and RERA details, and are planned so they don’t bid against the developer’s own campaigns on the same project name, which would only raise the cost for both.
