Platforms optimised for form fills
Google and Meta learn to find people who fill forms, not people who visit.
The fix is to send qualified, visited and booked stages back so the platforms learn from buyers.
● Performance marketing
A cheaper lead isn’t a cheaper booking.
Softex Media is a real estate performance marketing agency that plans Google, Meta, YouTube and programmatic media as one budget, gives each channel a job, and judges every rupee on site visits and bookings, as part of a full-service marketing system.
01 What it fixes
When leads are not converting to site visits, the cause is usually one of these four. Each comes with its fix.
Google and Meta learn to find people who fill forms, not people who visit.
The fix is to send qualified, visited and booked stages back so the platforms learn from buyers.
Search, YouTube and remarketing do different jobs, so one CPL target punishes the ones that build demand.
A scorecard per channel.
A corridor or ad that stopped working keeps spending for weeks.
The fix is weekly budget moves based on visits.
A month of cheap leads with no qualified leads behind them is a bad month.
The fix is reporting qualified leads, visits and bookings next to cost.
02 Channels
Google and Meta ads for real estate do different jobs. Each channel below is judged on what it’s actually there to do.
| Channel | Its job in the funnel | What it’s judged on |
|---|---|---|
| Google Search campaigns | Catch buyers searching a locality, configuration or project name | Qualified leads and site visits |
| Performance Max | Extend search intent across Google’s inventory with your signals | Visits and bookings fed back from the CRM |
| Demand Gen and YouTube | Show the project to buyers who haven’t searched yet, with walkthroughs and launch films | Engaged views, then remarketing pools that convert |
| Meta ads (Facebook and Instagram) | Reach buyers by location and interest; collect enquiries through lead ads or landing pages | Qualified leads, not raw form fills |
| Remarketing | Bring back buyers who viewed floor plans or the price page | Site visits from returning buyers |
| Programmatic | Extend reach for large launches across premium sites | Reach in the right corridors, then assisted visits |
As a real estate PPC agency, Softex Media manages the search side; the same team plans the rest, so channels share one budget and one report.
03 Budget
Start from the stage the project is in. A pre-launch project needs brand awareness and remarketing pools before it needs enquiries; a project six months into sales needs most of its spend where intent is highest, on search and remarketing. The split follows the stage, not a fixed ratio.
Then split by what each channel is judged on. Search usually gets the first share because buyers using it already know what they want. Meta and YouTube get enough to keep the funnel full, and remarketing gets a small, steady share because it works on people who have already shown interest.
Illustrative example On a ₹10 lakh monthly budget at launch, a plan might start with roughly half on Google, a third on Meta and the rest on YouTube and remarketing. By the second month, the split follows whichever channel is producing visits, not the starting plan.
The last rule matters most. Budget moves weekly, towards the sources that produce site visits and bookings, and away from those that only produce enquiries. That is the difference between running ads and running performance marketing.
04 The weekly report
One table per project, one row per lead source. These are the columns and what each tells you.
05 Process
Durations vary by project. The order doesn’t.
Ad accounts, pixels, tags, landing pages and the CRM, so the starting point is known and broken tracking is fixed first.
UTM rules, conversion events, CRM stages and offline conversion imports agreed and tested.
The channel plan, audiences, ad creative and landing pages for each configuration or corridor.
Campaigns go live once RERA details, tracking and follow-up are all checked.
Bids, audiences, creative and budget shift towards what produces visits and bookings, not cheaper leads.
A/B testing on landing pages and ad creative, one variable at a time, with results read against visits.
06 Tools
Named as method, so you can check every connection yourself.
Google Ads, Meta Ads Manager and YouTube, all in your name.
GA4, Google Tag Manager, the Meta Pixel and UTM parameters on every link.
Offline conversion imports to Google and the Conversions API to Meta.
Sell.Do, LeadSquared or Salesforce as the source of truth for stages.
07 The rest of the system
Media only performs as well as the pages, follow-up and data around it.
08 How it's measured
Softex Media reports performance marketing on four numbers: cost per lead (CPL), cost per qualified lead, cost per site visit (CPSV: campaign cost divided by the site visits it produced) and cost per booking (campaign cost divided by the bookings traced back to it). Every channel is shown against all four, every week.
09 Pune and Mumbai
The method is the same everywhere. Audiences, competition and channel mix are not.
10 Project types
The same channels, weighted differently for each type of project.
11 Compliance
Real estate ads sit under both platform policy and RERA. These rules are built into every Softex Media campaign:
12 Choosing a partner
Any performance marketing agency for real estate developers can show you a falling cost per lead. Ask instead for these four things.
Each channel judged on its own job, not one blended CPL.
Offline conversions and server events set up, not promised for later.
A record of what moved, why, and what it produced.
Ad accounts, pixels and the CRM in your name, with full access.
14 FAQ
It is paid media, on Google, Meta, YouTube and programmatic, planned and judged on measurable outcomes: qualified leads, site visits and bookings. Unlike reach-based advertising, every rupee is tracked to what it produced, and budget moves to the channels and ads that produce buyers who visit and book.
Enough for each channel to gather data in the corridors that matter, which depends on ticket size, competition and the project’s stage. A small budget spread across many channels learns nothing. Softex Media recommends a starting budget after scoping, concentrated on fewer channels, and grows it as visits come in.
No fixed minimum is published. A sensible budget depends on the project’s ticket size, the corridor’s competition and how many channels the plan needs. On the first call, Softex Media explains what a budget can and cannot realistically do for your project before anything is proposed.
Set-up comes first: tracking, landing pages, WhatsApp and CRM routing. After launch, platforms need a learning period before their optimisation settles, and early weeks show which channels and ads produce visits. Timelines vary with the project, so Softex Media sets expectations after scoping, not before.
By funnel stage and by results. Google search usually takes the first share because buyers using it already have intent; Meta reaches buyers earlier and needs strong qualification. The starting split is a hypothesis, and weekly reports move budget towards whichever channel produces site visits and bookings.
ROAS, return on ad spend, compares revenue from bookings with the media spend behind them. In real estate it only works when bookings are traced to their source in the CRM, which is why Softex Media treats cost per booking and booking attribution as the more practical day-to-day measures.
It is the process of sending events that happen outside the website, such as a qualified call, a site visit or a booking recorded in the CRM, back to Google Ads and matching them to the original click. The platform then optimises towards buyers who visit and book, not just people who fill forms.
By changing what the platforms are told is a success. Lead ads get qualifying questions, landing pages show price context and carpet area, and qualified, visited and booked stages are sent back from the CRM. Sources that produce enquiries but no visits lose budget within the week.
Softex Media does. Ad creative, landing pages and the media plan come from the same team, so a winning audience gets fresh creative quickly and a tired ad is replaced before it drags results down. Creative is planned as part of performance, not handed over separately.
Digital marketing is the wider field: branding, SEO, social media, websites and paid media. Performance marketing is the paid-media part, run against measurable outcomes. Softex Media offers both, and the performance practice relies on the others, because ads only perform as well as the pages and follow-up behind them.
Existing accounts are usually kept, because their history helps the platforms learn. The first step is an audit of tracking, conversion settings, audiences and landing pages; problems are fixed before budgets change. New accounts are created only when the old ones can’t be transferred to your ownership.
